Conveyancing Pricing

We are happy to accept instructions for conveyancing in connection with Estate Planning and Probate matters. We charge the following rates on the strict understanding that these prices are in addition to the work already being undertaken in relation to the Estate Planning or Probate matter. The prices shown below are average estimates and quotes may vary depending upon the complexity of the case and may be considerably more if the property is Leasehold to allow for any additional work undertaken in meeting the requirements of the Freehold Owner. Any disbursements quoted below are also average based upon cases completed within the last 12 months and may vary between regions and may have been increased by the providers.

Below is a list of potential conveyancing services and average costs. A more specific estimate will be provided to you by the Consultant upon discussing your needs based upon your circumstances and the complexity of the matter.


Transfer of Equity £250.00 plus VAT and disbursements
(Transfer of Equity is where the share of a property is being gifted to another family member as part of the Estate planning process).


Deed of Covenant £150.00 plus VAT and disbursements
(a Deed of Covenant is often required when a Leasehold property changes hands and the conditions of the Lease insist that new owners promise to abide by the rules of the Lease.)


First Registration £500.00 plus VAT and disbursements
(Registration of a property is currently compulsory whenever the ownership or mortgagee changes – where properties have not yet been registered..


Estate Sale of Property £650.00 plus VAT and disbursements
(Where an Estate contains property this will usually need to be sold and the proceeds moved into the Estate) Vat is chargeable at the prevailing rate and typical disbursements could be Stamp Duty which is a % of the value of the purchase and ranges from 1 – 5% (see link for Stamp Duty Land Tax calculator) https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro


Land Registry fees which are dependant upon the value of the property (see link for Land Registry fee calculator) http://landregistry.data.gov.uk/fees-calculator.html Search fees which range from £3.00 to £15.00 per person for bankruptcy and Official Searches e- conveyancing fee which is typically £30.00 per case. Telegraphic Transfer fee (where applicable) £30.00 per transfer. *Please note that not all disbursements are applicable in every case and once we have determined your requirements and complexity we will be in a position to provide a better breakdown on anticipated costs and disbursements.
